Flat roof repair and leak repair
Most commercial roof leaks start in the same few places: open seams, flashing at walls and curbs, pipes and vents, rooftop units, and drains that can't keep up. On a flat or low-slope roof, water that can't drain will find a way in, and it often shows up inside far from where it entered.
We trace the leak back to its source, repair it with materials that match your roof, and check the surrounding area so the next storm doesn't find the spot right next to it.
Roof types we repair
- Coated roofs (silicone, acrylic, and other coatings)
- Metal roofs: fasteners, seams, panels, and skylights (see metal roof restoration)
- TPO, PVC, EPDM, and other single-ply membranes
- Spray polyurethane foam (SPF) roofs
- Gutters, scuppers, downspouts, and internal drains
Hail and storm damage on commercial roofs
Hail can dent metal panels, bruise and crack membranes, break skylights, and damage rooftop units. Wind can lift edges and peel back flashing. Damage isn't always obvious from the ground, so it's worth having the roof checked after a major storm.
During a storm damage inspection we walk the roof, mark impacts and damaged areas, and photograph what we find so you have a clear record of the roof's condition. Then we explain your repair options.
Repair first, then decide what's next
A good repair stops the water. The next question is what to do with the rest of the roof. If the roof is aging across the board but still sound underneath, a restoration coating after the repairs can seal the whole surface and extend its life. If it's past that point, we'll talk about a new TPO or PVC membrane. Either way, regular roof maintenance keeps small problems from becoming big ones.

Commercial roof repair FAQ
Can you find where my flat roof is leaking?
Water often travels before it shows up inside, so the leak on your ceiling may be far from the opening on the roof. We trace leaks back to their source on the roof, which is usually at seams, flashing, penetrations, or drains.
Do you repair roofs you didn't install?
Yes. We repair coated, metal, TPO, PVC, EPDM, spray-foam, and other commercial roofs, whoever installed them.
Should I repair or replace my roof?
If damage is limited and the rest of the roof is sound, a repair, or a repair plus a restoration coating, is usually the better value. If there is widespread wet insulation or deck damage, replacement may make more sense. The inspection tells you which.
Do you inspect roofs after hail?
Yes. We check the roof surface, metal panels, and rooftop units after hail and windstorms, and we mark and photograph the damage we find.
Is the inspection free?
Your first roof inspection is free, with no obligation.

Got a leak? Let's find it.
Start with a free roof inspection. We'll find the source, explain the repair, and tell you whether the rest of the roof can be restored.
