Commercial roof leak repair
Most commercial roof leaks start in the same few places: open seams, flashing at walls and curbs, pipes and vents, rooftop units, and drains that can't keep up. On a flat or low-slope roof, water often travels before it shows up inside, so the stain on your ceiling may be far from the opening on the roof.
We trace the leak back to its source, repair it with materials that match your roof, and check the area around it so the next storm doesn't find the spot right next door. We repair coated, metal, TPO, PVC, EPDM, and spray-foam roofs, whoever installed them.
Seams and flashing
Montana's freeze-thaw cycles, snow load, and summer sun work seams, laps, and sealants loose year after year. We reseal and reinforce open seams and laps, and repair flashing at parapets, walls, curbs, skylights, edge metal, and pipe and vent penetrations, the details where most leaks begin.

Hail and storm damage
Hail can dent metal panels, bruise and crack membranes, break skylights, and damage rooftop units. Wind can lift roof edges and peel back flashing. That damage isn't always obvious from the ground, so it's worth having the roof checked after a major storm.
During a storm damage inspection we walk the roof, mark impacts and damaged areas, and photograph what we find, so you have a clear record of the roof's condition. Then we explain your repair options. Coverage decisions are up to your insurer.
Ponding water and drainage
Water that sits on a low-slope roof after a storm or snowmelt wears the surface faster, adds weight, and finds every weak seam. We clear and repair drains, scuppers, gutters, and downspouts, find out why water is collecting, and fix the drainage where we can.

Commercial roof maintenance plans
Planned maintenance is the cheapest roofing work you can buy. Every building is different, so we build a plan around your roof, whether you own one building or manage several.
- Drains, scuppers, and gutters cleared so water and snowmelt can leave the roof.
- Seams, flashing, and penetrations checked, with small openings sealed before they leak.
- The roof surface checked for wear, punctures, blisters, ponding, and foot-traffic damage.
- Photos and notes of what we found and any repairs we recommend, for your approval.
Many owners have their roof checked in spring after snowmelt, in fall before snow, and after major hail or windstorms. See commercial roof maintenance for the full seasonal checklist.
Repair first, then restore
A good repair stops the water. If the rest of the roof is aging but still sound underneath, the next step can be a restoration coating over the repaired roof: one seamless layer that seals the whole surface and extends its life, without a tear-off. If the roof is past restoring, we'll say so and talk about a new TPO or PVC membrane.

Commercial roof repair & maintenance FAQ
What size commercial roofs do you repair and maintain?
Commercial roofs 5,000 sq ft and up: shops, warehouses, plants, retail centers, restaurants, and public buildings.
Do you repair and maintain roofs you didn't install?
Yes. We work on coated, metal, TPO, PVC, EPDM, spray-foam, and other commercial roofs, whoever installed them.
Do you inspect roofs after hail and windstorms?
Yes. We walk the roof, mark and photograph the damage we find, and explain your repair options. Photos of the roof's condition are useful to have when you talk to your insurance company. Coverage decisions are up to your insurer.
What can you do about ponding water?
We find out why water is sitting on the roof, often a clogged or undersized drain, a low spot, or a damaged scupper or gutter, and fix the drainage where we can. If low spots remain, we'll explain the options for that roof.
What does a repair or maintenance plan cost?
It depends on the roof's size, type, condition, and the work needed, so we price each building after the inspection. Your first roof inspection is free.
When does restoration make sense instead of more repairs?
When the roof is aging across the board but still sound underneath, a restoration coating after the repairs can seal the whole surface and extend its life without a tear-off. If the roof is past that point, we'll talk about a new TPO or PVC membrane.
Which Montana cities do you serve?
