Commercial Roof Coating & Restoration in Spokane, WA

Snowy winters, freeze-thaw cycles, and hot, dry summers wear out flat and metal roofs across Spokane and Spokane Valley. We restore commercial roofs with seamless coatings and spray foam, so you're not stuck with a full replacement.

Roof restoration for the Inland Northwest

Spokane's commercial roofs work hard. There are manufacturing and distribution buildings in Spokane Valley and the West Plains, retail along Division Street, and older brick buildings downtown with flat roofs that have been patched for years. When the patches stop working, a restoration can often get those roofs back to watertight without a tear-off.

Revive is a western Montana company, and we take on commercial roof projects in the Spokane area and the rest of the Inland Northwest. Owner Sam Hostetler has been in commercial roofing since 2009, and Revive is an Approved American WeatherStar Contractor.

We also look at projects in Spokane Valley, Liberty Lake, Cheney, Airway Heights, and north to Colville.

Services

Commercial roofing services in Spokane

Whether it's a metal plant roof in the Valley or a flat roof downtown, these are the options we'll look at.

Roof coatings

Silicone and acrylic American WeatherStar coatings for flat, low-slope, and metal roofs. Older metal roofs on Spokane Valley plants and warehouses are often good candidates.

Spray foam roofing

Spray foam roofing creates a seamless, insulating roof surface. It works well on roofs with lots of penetrations or awkward shapes, and it's finished with a protective coating.

Restoration vs. replacement

We'll check for wet insulation and deck damage. If a coating isn't the right fix, we'll say so and explain why.

What Spokane weather does to commercial roofs

Spokane winters swing above and below freezing over and over. Each cycle works water a little deeper into seams, laps, and flashing. Snow and ice dams at roof edges and drains hold meltwater on the roof, where it finds every weak spot.

Summers are hot, dry, and sunny, and smoke from regional wildfires can settle in for weeks. The sun breaks down aging membranes and older coatings, and a reflective white coating protects the surface underneath.

Metal roofs get their own problems here: fasteners back out as panels expand and contract, seams open, and rust starts at panel ends. A metal roof restoration handles all of that in one project.

How a project works

  1. Free roof inspection. We walk the roof, check seams, flashing, drains, fasteners, and penetrations, and look for wet areas.
  2. A straight answer. Coat, repair, spray foam, or replace. If a coating isn't the right call, we'll tell you.
  3. Repairs first. Problem areas get fixed before any coating goes down.
  4. Seamless finish. The coating or foam system goes on over the whole roof, usually while your building stays open.

  • Huntsman Cabinets, Post Falls, ID: repairs on an aging TPO membrane roof.
  • CHS grain silos, Grangeville, ID: weathered concrete roof around the silo supports cleaned, repaired, and restored with a white coating. See the before and after.

FAQ

Spokane commercial roofing FAQ

Do you take commercial roofing projects in Spokane?

Yes. We're based in western Montana and take commercial roof coating, spray foam, and restoration projects in Spokane, Spokane Valley, and the Inland Northwest. Call to talk about your building.

Can an old metal roof on a Spokane Valley plant be restored?

Often, yes. If the panels are solid, we fix rust, fasteners, seams, and gutters, then seal the roof with a coating, usually while the plant keeps running. We did this kind of work for Hewescraft in Colville, WA.

What's the difference between a roof coating and spray foam?

A coating is a liquid-applied membrane that seals and protects the existing roof surface. Spray foam is a layer of polyurethane foam that adds insulation and creates a new seamless roof, which is then coated for UV protection.

When can roofs be coated in Spokane?

Coating needs dry weather and temperatures within the manufacturer's limits, so most coating work is done from late spring into early fall.

How do I get started?
